All packages are presence-based, lawful services. Darren does not perform physical removal. That's what the sheriff is for.

Most cases resolve within 14 days of the first visit. We've never lost a vigil. We've also never raised our voice.

Consultation

Free 20-minute phone call. We confirm the situation is a true squatting case (no tenant in good standing, no active lease dispute), and we make sure your attorney is in the loop. We don't take cases that belong in court alone.

The Arrival

Darren shows up. In full field kit. He knocks once, introduces himself, and explains, calmly and at conversational volume, that he will be on the property every day until the situation resolves through legal channels. He then sits down.

The Recovery

Most squatters reconsider their housing strategy within 4 to 11 days. We document everything. When they leave, we change the locks, hand you the keys on the porch, and quietly drive away. You get the house. They get an anecdote.

What we don't do

Comedy aside, this needs to be on the page in plain language. Darren operates strictly within Idaho property law and in coordination with licensed attorneys and law enforcement. The following are services we do not provide and will refuse to discuss:

  • Physical removal of any person from a property
  • Forcible entry, lockout, or utility shutoff without a court order
  • Intimidation, threats, or any conduct that could constitute harassment
  • Service in active landlord-tenant disputes with a lease in place
  • Anything your attorney has not signed off on

If your situation requires immediate police response, call 911. If you need an attorney, we can refer you. Darren is a presence; he is not a substitute for the legal process. The fedora is the brand. The compliance is the work.
